What’s involved in a property transaction ?

What is involved in a typical property transaction depends on the nature of the property, the type of title that is being transferred and whether there is a mortgage lender involved. Indeed, it is not easy to give a definitive answer.

The types of searches you conduct depends on your own aversion to risk and if there is a mortgage lender involved, what the lender requires.   As a very basic minimum, it is highly advisable to have local and sewage and drainage searches conducted.  If the property is a mining area, you might want to have a mining search done to check for subsidence risks.  Environmental searches are commonly used to reveal radon gas risks, which is a common radioactive gas released as a result of processes that take place in the earth’s crust (it is, however, an issue that is easily manageable).
